Who we are

We are a group of investors who are in the mobile home park business. Parks are ownership of land and leasing small portions of property to tenants who move their mobile homes onto the land. The rent received per tenant is less than that of apartment buildings, but as all tenants own their homes there are no repairs as you would have with apartments, and capital expenses are far less. We have discovered through hard work and effective management that in purchasing this kind of real estate and renting space, we can realize profits of 30% with little risk. We own parks and occasionally sell parks that we own. We are not brokers.

What we are looking for

The tenants own their own mobile homes and your product is the land that they rent from you. Your income (sales) changes and grows with rent increases and sales of new and used mobile homes that you buy back from existing tenants. Each mobile home owner has pride of ownership in his home and does all repairs to his home. Most mobile home tenant’s average over 15 years as a resident in your park. This is very different form apartments where people are consistently moving in and out and are not responsible for repairs to their own apartment.

What Benefits Do Mobile Home Parks Offer Investors?

1. Cash flow

  • You will receive the monthly rent on each lot plus any other billing such as water bills and any notes you hold on the first of each month. Your monthly income will not vary other than to increase.
  • Each park differs but in general you will take in 15% or more in cash per month.

2. Long term appreciation (adding value, and increasing the parks income)

  • You can add additional income by buying back homes that your present tenants own as they move out. You buy their homes and then resell them usually with a monthly note. On average, the note will be for $300.00 above lot rent and this adds $300.00 per month to your income. If you add 10 notes @ $300.00 per month you have added $3000.00 per month to your monthly income.
  • If tenants do not pay for water, we advise charging for water by installing water meters. With charging for water, the tenants will be more conservative and you have additional source of income.
  • Rent increases are done to keep pace with overhead and the current market and general inflation.
  • Renting of any empty lots.
3. Tax advantages
  • Tax advantages vary from State to State but mobile home parks require very little in the accounting field. The business does not have any employees or sales taxes so this keeps the accounting and taxes at a minimum. Yes, we can receive all of the advantages as an L.L.C. or Corporation.

4. No overhead

  • No employees, no equipment, no raw materials or production of product to sell. This is to illustrate the differences between a Mobile Home Park and a traditional business. You don't need an accountant for your pay roll. All of the people that do work in the Mobile Home Park should be self employed, even your Park Manager and receive 1099 forms at tax time.

5. Tenant’s

  • All tenant’s own there own homes and have pride of ownership.
  • Tenant’s are responsible for all repairs on there home.
  • Tenant’s live in the park an average 17 years.

6. Safety in numbers

  • If you own a Mobile Home Park for example with 60 Lots, this is like having 60 legs under a stool and make it very stable and secure.

7. What is the difference between a Mobile Home Park and Apartments?

  • Apartments have a high turnover rates and tenants are generally of a much younger age. Mobile home parks have very little turnover and considering the tenants own their own home, they show some financial stability. In most Mobile Home Parks the tenants have resided there for many years.
  • You do not have any maintenance to do in the tenant's mobile homes as they own their homes and are responsible for all repairs. Owning Apartments you are responsible for all repairs and are tightly regulated by State, County and Local enforcement agencies to conform and do repairs in a timely manner or face fines. Remember that in an apartment if the stove does not work on all 4 burners or if the faucet leaks you will be getting a call from this renter with expectations of a fast repair. It is sad but true that many renters in apartments do considerable damaged to their apartments. If you own an apartment the eviction process will be a matter of due course as delinquency in paying rent is high.
  • Because Mobile home park tenants own their homes they have pride of ownership. The financial ownership tenants have is an essential part of the properties up keep and stability of the overall tenancy.
